How PlanWithHome models property plans
Transparency first: these are the data sources, assumptions, and stress-testing choices we make. Use them to sanity-check the outputs before talking to a broker or lender.
Rates and buffers
We let you set your own comparison rate and apply custom buffer percentages for repayment stress tests instead of assuming a static lender buffer.
Income and expenses
Household income, rent, and regular expenses are user-supplied. We do not pull bank feeds. You can toggle partner income and dependants to see servicing changes.
Grants and concessions
For FHB scenarios we flag where state grants or concessions may apply, but you should verify eligibility and amounts with the relevant state revenue office.
Location signals
Location Insights and Micro-Suburb use OpenStreetMap/Overpass and optional Nominatim geocoding for proximity to POIs. Scores are directional, not lender-ready credit data.
Cashflow & yield
Holding costs (rates, insurance, strata, maintenance) and rent assumptions are editable. Outputs are forward-looking estimates, not guarantees or valuations.
Data refresh
We periodically refresh ABS, RBA, and other public datasets. If you spot stale data, contact support and we will prioritise an update.
